1. **Pre-call research prompt** - write the prompt I paste into AI before calling each expired listing:
"Here's the listing data for [ADDRESS]: [paste MLS data]. In 3 bullet points, tell me why this home likely didn't sell and what I'd do differently."

2. **Phone script** (complete, word-for-word, under 200 words):
- Opening (first 10 seconds - NOT "Hi, I noticed your listing expired"):
- 3 qualifying questions disguised as empathy:

- If they say no: graceful exit + permission to follow up

Do NOT start the phone script with "I'm calling about your home that was listed..." - they've heard that 20 times today.
Do NOT be aggressive. Empathy and expertise win expired listings, not pressure.
